Reading the table

Repayments scale in proportion to the loan, so £600,000 costs six times £100,000 at the same rate and term, and each percentage point on the rate adds roughly £115 a month per £200,000 borrowed. The interest-only column covers only the interest and leaves the whole loan outstanding at the end of the term. The total interest column is the price of borrowing over 25 years at 4.5%; shorter terms cut it sharply and longer terms raise it, as each amount's page shows. The mortgage repayment calculator runs any loan, rate and term, the affordability calculator shows what your income supports, and our guide to mortgage repayment costs explains how rate, term and fees interact.

Information, not financial advice. Monthly figures use the standard repayment formula at illustrative interest rates and assume a capital repayment mortgage with no fees; actual offers depend on the lender, the loan-to-value ratio and your circumstances.
